Market Conditions
Currently there are 757 homes for sale in Simi Valley/Moorpark; of these 757 homes 142 are vacant. While the market has dropped below the 800 level, vacant listings are still high.
30 year mortgage rates have dropped back to levels that we saw in the beginning of this year which has stimulated some increased buying.
The October numbers will not be ready for a couple more weeks. August had 379 properties listed, 226 escrows opened and 232 escrows closed. September had 326 properties listed, 256 escrows opened and 215 escrows closed.

52 homes were pitched at today's Caravan.

This was not a particularly good day to have your home on caravan as there was a SVMAR member meeting that followed the Caravan meeting. The member meeting ran over one hour and really cut into time that Realtors set aside to preview homes.

We are starting to see homes in the new Wild Horse Canyon development already up for resale. So far the first look is not thrilling. The resales in that development have ceramic tile and substandard appliances for homes listed over 1 million dollars. The lot sizes were very nice and the location is excellent. It was obvious that the owners could either not afford the proper upgrades for 1 million dollars homes or they are in for a quick profit.
